Scope of Work: This is a Design-Build contract. The Academic Training Building is 16,117 SF, split into two buildings, and will provide space for training and meetings for China Lake. While the drawings are conceptual in nature and not intended to be final, complete designs, this concept design proposes that the functions of the Academic Training Building be performed in two separate “Centers”: The Community Learning Center and the Training Center. While the layout of the spaces within the two Centers is flexible, the concept of two Centers is a fixed element of the design. (The interior concepts shown for the Community Learning Center are also considered a fixed element of the design.) The buildings will be sited to the southeast of Building 10 with the main entry facing west and creating a campus connection between the two buildings. The existing training building on the site, which was damaged by recent earthquakes, will be removed and a portion of the new buildings will occupy the footprint of the demolished building. The split program for the two buildings surrounds and creates a courtyard adjacent to the existing Annex building which will be retained and partially repurposed but for which refurbishment is not included in this scope. There will be parking to the east and west of the building with entries facing both directions. There is an existing Temporary Facility located in the proposed east parking lot. The Design-Build Contractor must schedule the scope of this work in the parking lot as late as possible to allow the Government to occupy the Temporary Facility as long as necessary without compromising the contractor’s construction completion.
