Scope of Work: PROJECT # TP22015M. REPAIRS BLDG. 1978, a 9,755 SF concrete warehouse, planned for change of use to an instruction facility. Repairs, include: testing and abating (as required) for asbestos and lead; repair/replace and upgrade electrical components throughout building to code (including conductor to a new transformer); HVAC upgrade and ductwork to support demand (including piping to air cooled chiller and required air handling units); change over occupancy sensors; repair/renovate restrooms for ADA compliance and gender use(demo lounge/office for construction of additional restroom); patch flooring joints/holes/trip hazards and seal all concrete flooring; remove/replace flooring in offices; repair/patch/finish/paint all office walls; inspect/repair fire suppression and upgrade alarm systems; reseal exterior joints; paint exterior metal sheathing; modify, upgrade, and replace communication/IT to standards; Interior reconfiguration to meet change of use requirements of applied instruction classrooms and simulator space includes: infilling over doors; adding additional man-doors; constructing new insulated wall and ceilings for classrooms with appropriate level of electrical, mechanical, fire suppression, and telecommunications. Furniture, Fixtures and Equipment (FFE) to include, audiovisual, tables, racks, etc., will be an option to the contract action. Current FCI is 81 and MDI of 19, which will change a FCI of 90+ and a MDI of 33 with the repairs and change of use. Areas affected by repair will be in compliance with applicable ATFP, Fire Suppression, Seismic, Accessibility, ASHRAE, and LEEDs requirements upon completion of the project. 

 

PROJECT # TP22016M. REPAIRS BLDG. 1974, a 13,227 SF concrete facility that is planned for change of use to an instruction facility. Repairs include: testing and abating (as required) for asbestos and lead; replace deteriorated and leaking roof; repair/replace and upgrade electrical components to code (including installing a new transformer); replacing man-and overhead doors; HVAC upgrade and duct work (including air cooled chiller and required air handling units); remove vehicle exhaust and abandoned lubrication systems; change over occupancy sensors; repair/renovate restrooms for ADA compliance (demo gear room for restroom space); patch flooring joints/holes/trip hazards and seal all concrete flooring; remove/replace flooring in offices; repair/patch/finish/paint all office walls; inspect/repair fire suppression and upgrade alarm systems; reseal exterior joints; paint exterior metal sheathing; modify/upgrade/replace communication/IT to standards; Interior reconfiguration to meet change of use requirements of applied instruction classrooms and simulator space includes: infilling over doors; adding additional man-doors; constructing new insulated walls and ceilings for classrooms with appropriate level of electrical, mechanical, fire suppression, and telecommunications.
